Allegedly (and having worked in the middle east on construction projects before I have no reason to doubt this agreement), This was done in a backhanded way where the Saudis bought some underwater assets off Kushner as a bribe to make sure the deal went through. It obviously didn't because it was stopped by the US government, but Trump and Kushner are still "on the hook" as it were to the Saudia government for the nuclear knowledge that they'd promised and agreed to, and don't have the money to, or want to pay the saudias back their bribe.

Now, some speculate that the raid happened because Saudia agents were going to go to mar a largo in the near future to get those documents, or copies of them, and hence the DOJ had to stop being nice and giving trump insane leniency of almost a year to return these and take action, hence the 783 charge(s)
I’m speculating that the deal was finalized in person under the cover of the golf tournament. And the DOJ/FBI had the conversations under surveillance and recorded. Once they were able to confirm the location of the docs at MAL, that is when they acted as fast as they could to obtain a search warrant. And the only reason DOJ authorized it is because they have TFG dead to rights with the conversations on tape.
